Reasons To Hire Property Managers

When my youngest child moved out, I was left living in a large home by myself. Weekend visits from the grandchildren only filled the space part of the time. The home became more of a burden as each day passed. It was not until I was working with my real estate agent to sell my home and find a smaller home did I realize that there were so many others in the same position. I created this blog to help other empty nesters explore their options for downsizing and to provide guidance on finding a new home that fits in more with their lifestyle.

Property managers can offer plenty of services such as choosing the best tenants, handling repairs, and more. Some landlords may do all the work themselves, but others will need to hire property management services.

Here are some of the reasons why you should consider hiring a property management team.

1. You don't have time for marketing

If you have several properties to rent out, you may need to put up rental ads every now and then, especially if you have a lot of short-term tenants. The process of taking good photos, deciding which features to include in the listing, writing attractive descriptions, and fielding calls and messages about the ad can take time. That is why you should hire a property management service. They can do this work for you.

2. You have had bad tenants in the past

A tenant who doesn't pay rent or who does something illegal or destructive on your property can cost you a lot of money. If you've been burned by tenants before, you may need to step up your tenant choosing process. Property management teams can help by thoroughly vetting each potential tenant, including things like calling up references, performing background checks, and more.

3. You are frequently out of town

If you're out of the area for long periods of time — regardless of the reason — you'll need someone local you can rely on to handle any issues that might come up. You can't do showings, perform maintenance and repairs, do walk-throughs of the property, or other important tasks if you're out of town.

Some of these tasks could be scheduled around your availability, but others like emergency repairs won't wait. Fortunately, having a property management team you can trust will be a lifesaver when emergency repairs, lock-outs, or other issues arise.

4. You have a lot of rental properties

The more rental properties you have, the more hours per week you'll have to spend managing repairs, collecting rent, choosing tenants, and performing other aspects of the job. If you have more than just a few properties (especially if you have some with multiple tenants, like duplexes or apartment buildings), it can quickly become more than a full-time job.

In this scenario, you'll have no choice but to enlist help if you're going to keep renting out all your properties. Choosing someone such as a property management team who can offer several of the landlord services you need can help to simplify the issue. This way, you won't need to hire different people for each task.

These are just a few of the reasons why you would need to hire property managers as a landlord. Contact a property management team for more information.
