Here are a few ways to use the second bedroom of your townhome to increase your income.

Babysitting Area

It can be difficult to find space to babysit in a one-bedroom home. You may be uncomfortable having a child who is in your care sleep in your bedroom during nap times. Additionally, there may be little space for toys.

The second bedroom of a two-bedroom unit can be used as a guest bedroom and play area. Toys can be stored in a chest in the room, and when you babysit, the child or children can play and nap in that area.

Additionally, if the unit is a townhome, there is likely a small yard or patio area that is designated for your use, making outdoor play activities easier. There may even be an onsite playground.

Having a home-based business is a great way to make money. If you choose to sell items online, you still need enough storage space to house the items before shipping them out. Additionally, you may need an area to serve as your office. The second bedroom can become your work area, leaving the rest of the unit for your personal use.

Even if your business does not involve shipping items, it may still require an area where you can organize paperwork. If some of the papers contain sensitive information, such as healthcare data, it is important to have them in a space that is not used or seen by visitors. The door of the second bedroom can simply be kept closed when others come over to visit.

A roommate can help you increase your income by handling some of the living expenses. The roommate can assume a portion of the rent as well as some of the grocery and utility expenses.

If you are interested in a roommate, be sure to check the person's habits and schedule to help ensure that they will sync well with your daily activities. Also, it can be helpful to perform a background check for safety reasons.

Additionally, before using your townhome for any money-making ventures, review your lease agreement and discuss the ventures with your landlord if you will be renting.
