Building A New Home? 3 Tips For Getting Everything You Need

When my youngest child moved out, I was left living in a large home by myself. Weekend visits from the grandchildren only filled the space part of the time. The home became more of a burden as each day passed. It was not until I was working with my real estate agent to sell my home and find a smaller home did I realize that there were so many others in the same position. I created this blog to help other empty nesters explore their options for downsizing and to provide guidance on finding a new home that fits in more with their lifestyle.

Breaking ground on a brand new home is an exciting venture that not everyone has the chance to enjoy. However, some people find themselves overwhelmed with the possibilities of building early on. In new constructions, homeowners will be asked to select everything from the color of the carpet to the type of kitchen appliances. Here are three helpful tips for getting everything you need while building so you don't end up with builder's remorse.

1. Tour Other Homes

How will you know what you need if you don't look at other homes the builder has created? Before you start building, talk with your builder to ask about other homes they have made, and ask for a tour. Sometimes, builders participate in home parades, allowing them to show off their work to the world. As you tour other properties, make a list of what you like about the houses and what you could leave behind so you can talk with your builder about specifics.

2. Write Down Must-Haves

Think about what you have used in your homes in the past and which features you weren't so happy to have. For instance, if you love your jetted tub, you may want to have one in your new home. On the other hand, if you aren't keen on the pot rack interfering with your view of your current living room, you could ask your builder to skip the pendant lights and opt for an open look.

3. Talk With Your Builder

Sometimes, your builder may have a vision for your particular home build. As you talk about floor plans, fixtures, and finishes, ask your builder if they have any ideas for making your new home truly spectacular. They might have ideas for how to take care of the wall moldings, what to do with the light fixtures down the hallway, or how to make your backyard pool truly pop with the addition of an outdoor barbecue.

Go into meetings with your builder with an open mind, and be honest about what you think of some of the ideas. That way, you can both get on the same page, which can help throughout the build.

Anytime you are thinking about building a new home, work with builders who have a great reputation and a focus on customer service. Talk with them about recent projects and other things they have been working on, and ask about your personal timeline for getting things done.
